It’s time to enjoy THE VINEYARD LIFE

A dream in the making for our clients… and our agency!

It’s been nearly 20 years that Janet Leigh Scott has been living “the Vineyard life” and working with buyers and sellers toward making their own Vineyard dream a reality. It was a brand destined to be. “Having worked in real estate and customer-centric business for years, I had developed my own set of standards for what real customer service looked and felt like, and when the beautiful offices at 32 North Water Street in Edgartown became available, I new the time was right to hang out my own shingle,” shared Janet as we looked out the large windows onto the bustle of families and businesses getting ready for the onset of the Summer season. “I love it here,” she continued. “Whether you are in Edgartown or Aquinnah or anywhere in between, the sense of community — both personal and business — is overwhelming with kindness, generosity and an almost palpable entrepreneurial spirit. I’ve been encouraged, welcomed and supported. And I’m so looking forward to paying that spirit of enthusiasm and support forward,” she continued. “An investment in Martha’s Vineyard is always, always a lasting one. Whether you visit for a couple of days, spends the summers or hunker down for a lifetime, this magical island will always make the most cherished memories and feel like home.”

As the days become warmer and June comes to a close, both locals and visitors alike are gearing up for America’s Birthday.  Many view the 4th of July as the unofficial start to summer, where friends and family come together to celebrate the birth of our country.

The iconic Edgartown 4th of July parade is one of the main events of the summer.  The island swells to capacity with the population increasing from a mere 10,000 to over 100,000.

The parade is a longstanding tradition on the island, featuring classic cars decked out in festive garb.  The houses lining the parade route are all adorned the finest Americana decor, bring out the patriotic spirit in all who attend.

The festivities begin promptly at 5pm, for your enjoyment it is encouraged that you arrive early to line the parade route with your chairs and blankets.  Following the parade, onlookers are invited to the Dr. Daniel Fisher House on Mainstreet for a traditional American BBQ.  The BBQ is graciously sponsored by the Martha’s Vineyard Preservation Trust in conjunction with the town of Edgartown.

After you have had your fill of American staples, you can head down to the water to watch the spectacular firework display.  The colors light up the sky dazzling over the glistening water, making onlookers stop to catch their breath at the sheer beauty of it all.

Buyer’s Agent or Seller’s Agent? The Important Differences

Real Estate Representation

What’s the difference between a Buyer’s Agent and a Seller’s Agent?

Traditionally, all agents involved in a real estate transaction legally represent the Seller (both the “Listing Agent” and the “Selling Agent.”) When a Buyer’s Agent is involved, the person buying the property is represented by the “Selling Agent,” who is known as the “Buyer’s Agent.”

What will it cost me?

No additional cost! In fact, a Buyer’s Agent can save you money by being able to negotiate with the Seller and Selling Agent to work toward obtaining the lowest price and best terms for you, the Buyer.

Why the Change?

In the mid-1980’s, state licensing officials and trade organizations began questioning certain practices within the real estate industry. As a result, agents were required to reveal which party they were representing. Buyers began requesting equal representation.

What are the Benefits of Buyer’s Agency?

  • Advise and counsel a Buyer with unrestricted assistance.
  • Prepare an estimate of value and future salability to insure the true value of the property.
  • Investigate any situation that might jeopardize the best interest of the Buyer.
  • Negotiate with the Listing Agent and Seller to obtain the lowest price.
  • Show all properties on the market, regardless of whether they are listed with Multiple Listing Service.

Is there a Contract for Buyer’s Agency?

Yes, a Buyer Agency Contract creates legal “fiduciary” responsibilities between the Buyer and the Agent. These responsibilities include:

  • Full disclosure of useful information.
  • Accounting on all matters.
  • Confidentiality in all matters.
  • Obedience to Buyer’s needs.
  • Negotiating the best price for the Buyer.
  • Reasonable Care to Buyer’s needs.
  • Loyalty between the Agent and the Buyer.

The Competitive Edge

A Buyer’s Agent is able to show properties that are listed in the Multiple Listing Service. This allows you to have a great selection to choose from. If an inspection reveals a problem, a Buyer’s Agent can make a crucial difference. He or she protects the Buyer’s interests and helps negotiate a fair and equitable agreement for the property. Legally, a Buyer’s Agent is obligated to provide complete confidentiality of the Buyer’s personal motives and financial intentions. Without this confidential duty, a Seller might gain a competitive bargaining edge.

How does a Buyer’s Agent get paid?

The Buyer’s Agent receives compensation that comes from one of two places:

  • Out of the total compensation earned by the listing agency, or
  • As a reduction in the selling price equivalent to the Buyer’s Agency compensation, thus enabling a direct payment from the Buyer to the Buyer Agency. Typically, the Buyer’s Agency Compensation is earned from the proceeds of the closing.

More than 30 years ago, The Taste of the Vineyard, or “The Taste” as it is affectionately known, was started by the Vineyard Trust as a fund raiser for the restoration of the newly acquired Flying Horses Carousel. It’s a grand 2-night affair that kicks-off the Island’s social season in early June each year.  The event has grown exponentially in popularity and participation over the years and is now the most important annual fundraiser for the Vineyard Trust, a  501 (c) (3) charitable organization. By supporting the Taste, you are supporting the preservation of twenty historic landmark buildings and scenic landscapes like the Flying Horses Carousel, Alley’s General Store and the Old Whaling Church which are in the Trust’s stewardship.

On Thursday evening, Taste will welcome over 1,000 attendees to the Taste of the Vineyard Gourmet Stroll on the sprawling lawns of the Dr. Daniel Fisher House.  More than 90 participants will gather in a series of tents, including the Island’s finest restaurants, caterers and beverage purveyors. It’s a wonderful opportunity to sample the island’s best food, wine and hand-crafted beers. Each guest picks up a complimentary wine glass and buffet tray at the entrance then noshes and sips their way through the amazing displays of tasty treats and fine beverages.  After you’ve had a “Taste” from more than 90 outstanding fine food and beverage participants, you can dance the night away with Jerry Bennett and the Sultans of Swing.

Two nights later the Taste switches gears, and transform the tents to host the Taste of the Vineyard Patrons’ Party and Auction—an elegant evening that offers a delectable menu by the Vineyard’s most popular caterer V. Jaime Hamlin & Sons, hand crafted cocktails, a silent auction and a live auction.

The Silent Auction offers guests and incredible opportunity to win coveted items offered for bid, followed by a live auction with legendary emcee Trip Barnes!

See you there!
