What is a Seller’s Agent?


An individual or couple can engage the services of a real estate agent (or agency) to sell their property. Upon signature of a Listing Agent Agreement, the real estate agent is now the agent for the seller(s), and the seller(s) are now the agent’s client.

This means that the real estate agent represents the seller’s interest and not the buyer’s. The agent now owes the seller undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability. The agent must put the seller’s interests first and negotiate for the best price and terms for their client, the seller(s).

 


Why Should I List with The Vineyard Life


 

The first step to marketing your property is an extensive education process for our agents to learn about your property. Equally important to TVL is to find out your goals and reason why you are looking to sell. Through these two steps, our agents will be able to better able to develop a personalized marketing plan for your property.

Our agents will visit your property; provide advice to make the house show better; schedule and manage a professional photo shoot; do research to make sure there are not any hidden defects with the property title; and produce a comparative market analysis to determine what properties are being listed at in your neighborhood.

Our goal during this process is to come up with a listing price that you are comfortable with and we are confident that it will sell. Our agents will not increase the listing price just to make you feel better. We will provide a price that will garner interest and get offers. It doesn’t help anyone if our listings just stay on the market because the price is too high.

The success of our results based sales program is derived from a combination of knowledge of our seller’s property, our professional presentation and showings, and our extensive market campaign. We are Realtors®. All of our staff are Brokers and members of the National Association of Realtor. It’s the extra training necessary to achieve the Broker status that shows our commitment to the real estate industry that benefits our clients.

As Realtors®, we are required to follow a strict Code of Ethics laid out by the National Association of Realtors that non-Realtor® aren’t required to follow. Only about 1/3 of the on-island agents are designated as Realtors®.
